Solar panels in Lambeth: terraced streets, conservation areas and a borough of flats
Lambeth has a lot of protected streets for its size. The council lists 62 conservation areas, covering around 30% of the borough. They run from Waterloo and South Bank in the north, through Kennington, Stockwell and Brixton, to Streatham, West Norwood and Gipsy Hill in the south. If you own a house here, there is a fair chance your street is in one. That rarely rules solar out, but it does change what we check before we design a system.
What a conservation area means for panels on a Lambeth roof
Under the national rules, the restriction in a conservation area or World Heritage Site applies to panels on a wall fronting a highway, not to a roof slope. Panels on a pitched roof, including a front roof slope, are normally permitted development as long as they sit no more than 0.2 m proud of the roof and below the ridge. Since 27 August 2026, a flat roof in a conservation area needs a short prior approval application to the council first.
Listed buildings are different. They need planning permission and listed building consent, and Lambeth recommends asking for pre-application advice. The council's Design Guide, adopted in 2023, strongly supports rooftop solar and asks that panels avoid visually intrusive positions. That is how we approach layout anyway. Our guide to planning permission for solar panels in London explains the national rules in more detail.
Article 4 directions in Lambeth
The council lists nine conservation areas where some or all of the area has an Article 4 direction controlling external alterations:
Albert Square
Hyde Farm
Lansdowne Gardens
Leigham Court Estate
Park Hall Road
St Marks
Stockwell Park
Streatham Lodge
Vauxhall
Seven of these date from between 1975 and 2002, according to the council's own records. Householder rights for solar panels only arrived in 2008, so those older directions cannot have taken them away.
The Streatham Lodge Estate direction was confirmed in 2010. We have read it, and it does not mention solar panels or microgeneration. It does bring other alterations to street-facing roof slopes under control. We have not been able to confirm the date or wording of the Vauxhall direction, which covers parts of Fentiman Road and Meadow Road. For any address there, we check the direction for that street before we quote.
Re-roofing and London roofs: where the roof needs consent but the panels may not
Some of the older directions cover the roof itself. In Hyde Farm, a change of roof covering needs planning permission, and the council expects re-roofing to closely match natural slate. The Leigham Court Estate direction covers roof alterations too. So if your roof needs replacing before the panels go on, the roofing work may need consent even when the solar does not. Our article on whether you need a new roof before solar explains how to judge this.
Many of the borough's earliest terraces, including those in Vauxhall, have London roofs hidden behind a front parapet. Lambeth's Design Guide treats the loss of these roofs on heritage assets or in conservation areas as unacceptable, so the existing roof shape has to stay. These roofs also need careful layout because of the shallow valley and the shade from the parapet. See how to tell if your London roof is suitable for solar.
Flats and shared roofs
Census 2021 figures show that more than three quarters of households across Lambeth and Southwark live in flats, maisonettes or apartments. Since 27 August 2026, blocks of flats have permitted development rights for solar for the first time. That right belongs to the block, through the freeholder or management company, not to an individual flat owner. If you own a flat, the roof is usually shared or owned by the freeholder, so the conversation starts with them.
Connecting to the grid in Lambeth
Lambeth's electricity network is run by UK Power Networks. Every system we install is registered with them, and we handle that notification for you. Larger systems or batteries may need approval before connection. Our guide to DNOs and export limits explains what this means for system size.
We check the designations for your address before we quote, so you know early whether the panels, the roof or neither needs an application. To get started, request a solar and battery quotation.
Local planning information checked against London Borough of Lambeth sources on 27 October 2026. Planning designations change, so this is general guidance, not advice for a specific property.
